Our Fees

AROUND TOWN FLATS 
VAT is payable at the prevailing rate on all our fees. It is included where a fixed amount is quoted but where a percentage is applied to a figure the percentage will be plus VAT unless otherwise stated.

TENANT SPECIFIC
Referencing Fees
Referencing fees are calculated as £50 per person

Once the referencing has begun, all referencing fees paid are non-refundable. The referencing fee covers the cost of putting together Full References for tenants and where applicable guarantors.

Administration Fees
 
Administration Fees are calculated as £70 per person

This fee contributes towards the costs of putting together the tenancy paperwork and covers the costs of any credit checks done as part of this process.
 
Please note if you decide not to proceed with the tenancy we retain the right to deduct the administration charge (£70 max per person).


Holding Fees      
Calculated based on the agreed rent of the property.  The amount is the equivalent of five weeks rent.

As a result of you paying the holding fee, the property will be taken off the market. This secures the property for you whilst we await your references.
 
Please note if you decide not to proceed with the tenancy or in the event that you fail your credit referencing we retain the right to deduct a charge for the period of time the property has been withdrawn from the market.  The amount is calculated by multiplying the daily rent by the number of days the property has been taken off the market.

Holding Fees are calculated as shown e.g. If rent is £100 a week. £100 multiplied by 5 = £500

Deductions are calculated as shown eg If rent is £100 a week and the property has been off the market for 3 days.  The deduction would be calculated as weekly rent multiplied by weeks in the year, divided by days in the year, multiplied by days off market.  £100 x 52 / 365 x 3 = £42.74

Deposit      
Calculated based on the agreed rent of the property.  The amount is the equivalent of five weeks rent.

With your consent and on completion of the tenancy paperwork we will transfer the holding fee to the deposit account.  Your deposit will then be protected by a deposit scheme.

Fees are calculated as shown e.g. If rent is £100 a week. £100 multiplied by 5 = £500


Missed Check-Out Appointment Fee
£90 per missed appointment

Following service of notice to terminate the tenancy at a property a check-out appointment will be scheduled. During the check-out appointment the check-out inventory is prepared with reference to the check-in inventory. In order for the appointment to proceed all tenant belongings need to be removed, all tenant key sets returned and the property cleaned to check-in inventory standard.

Failure to do so by the scheduled appointment time constitutes a missed check-out appointment.

E.g. Check-out appointment scheduled for 12pm on 31/07/2017, inventory clerk attends but tenants have not returned keys or belongings are stored at the property or tenants still cleaning would result in reorganisation of appointment and fee payable.


LANDLORD SPECIFIC
Let Only Service
Two weeks rent (plus VAT at 20%) payable for each letting where the tenant is introduced through the Agent subject to minimum charge of £575.

Fees are calculated as shown. The figures are an example only based on marketing rent.
E.g. If marketing rent is £300 per week. £300 multiplied by 2 = £600 plus VAT of £120 equals letting fee payable of £720.00.
The agreed rental may be higher or lower than the example /  marketing rent and this fee will be correspondingly higher or lower.

The fees under the above service are payable when any individual or organisation enters into an agreement to rent the Property as a result of our promotion, introduction or viewing by the Agent.

When choosing this service our landlords can expect us to advise a marketing rent, promote the property, conduct viewings, introduce willing and able tenants, and ensure their compliance with the Immigration Act.

Full Management Service
By Agreement 12% of the rent received, deducted by the Agent plus one week’s rent plus VAT (20%).
Fees are calculated as shown. The figures are an example only based on marketing rent.
E.g. Marketing rent of £100 per week plus VAT of £20 equals letting fee payable of £120.00.
E.g. Marketing rent of £100 per week is a calendar monthly rent of £433.33.  12% (inc VAT) of the calendar monthly rent is £52 which is the management fee payable to the Agent.
Please note that the agreed rental may be higher or lower than the example /  marketing rent and these fee will be correspondingly higher or lower.

The fees under the above service are payable when any individual or organisation enters into an agreement to rent the Property as a result of our promotion, introduction, or viewing by the Agent.
 
This service builds on our Let Only service and further includes the endeavour to collect rent and the record keeping of the rent received and the production of monthly and annual statements.  Where applicable we will also account to HM Revenue and Customs for the rental received and this can include deducting basic rate income tax. Furthermore we offer to the Tenants a 24/7 repairs service and by agreement with the Landlord use our best endeavours to arrange minor repairs, general maintenance and replacement items for properties.  Furthermore we make periodic inspections and liaise with tenants on all day to day matters that arise.  Full Management includes our Check In and Out service.  Moreover this service also includes using our best endeavours to recover possession of the Property in accordance with instructions received

If the Landlord lives overseas, the Agent must account to HM Revenue and Customs for the rental received and this can include deducting basic rate income tax. To avoid this, the Landlord must apply to HM Revenue and Customs for approval for gross rents to be paid. If such approval is not obtained, an extra 1% will be charged on the normal commission to cover the cost of the extra work involved.

Management Cancellation Fees
Where the Landlord cancels the Agent’s instruction to provide a management service the Agent will charge and the Landlord will pay a fee based upon 12% of the agreed rent for the period not exceeding four months from the commencement date of the tenancy.

Minimum Fee
Where the Landlord cancels the Agent’s instruction to provide a management service the Agent will charge and the Landlord will pay a fee based upon 12% of the agreed rent for the period not exceeding four months from the commencement date of the tenancy.


STANDARD FEES
Key Replacement
£30 per person requiring a replacement set of keys

E.g. If tenant lost their set of keys which includes front door key and bedroom key. Two keys sourced by agent. Total to pay £30

Where appropriate a replacement set of keys will be cut. This charge contributes towards the administration, management, overheads and the cost of a third party locksmith cutting the keys.

Lock Replacement
£90 lock change with one key then £10 for each supplemental key

E.g. Six-bed house with six tenants with one front door lock requiring changing. Lock change and one key is £90. Five further keys required so 5 x £10 = £50. Total £140.

Where appropriate the locks will be changed and this charge contributes towards the cost of the new lock, the fitting of the lock, the administration, management and overheads. You will receive one key as standard. An additional charge is applicable for each supplemental key required.

Car Park or Building Fob
£60 fee per supply of fob for a car park or building of a property managed by Around Town Flats


CARD USAGE FEES (to avoid these fees please transfer monies via bank transfer)
Debit Card Fee
Calculated as 1.0% of the amount payable in addition to the principal amount.

This fee contributes towards the fees levied by the bank for processing UK debit card transactions and our associated administration costs. The fees are payable for all debit card transactions made over the phone or in the office.

Fees are calculated as shown e.g. If payment due is £100. £100 multiplied by 1.0% = £101.00 payable amount

Credit Card Fee
Calculated as 2.5% of the amount payable in addition to the principal amount.

This fee contributes to the fees levied by the bank for processing credit card transactions and our associated administration costs

Fees are calculated as shown e.g. If payment due is £100. £100 multiplied by 2.5% = £102.50 payable amount
