Our Fees



AROUND TOWN FLATS SCALE OF CHARGES
Unless otherwise stated all charges shown are inclusive of VAT

TENANTS
Administration Fees
 
Studio, one or two bedrooms - £135 per bedroom

This fee contributes towards the costs of putting together the tenancy paperwork and covers the costs of any credit checks done as part of this process.
 
Please note if you decide not to proceed with the tenancy or in the event that you fail your credit referencing we retain the right to deduct the administration charge (£135 max per person).

Fees are calculated as shown e.g. 2 bed property. £135 multiplied by 2 = £270

Large Group Administration Fees
Three or more bedrooms - £99 per bedroom

This fee is applicable for properties where three or more tenants are completing the paperwork.  The concession is offered as in general there is less administration required per person.  This contributes towards the cost of putting together the tenancy paperwork and covers the costs of any credit checks done as part of this process.

Please note if you decide not to proceed with the tenancy or in the event that you fail your credit referencing we retain the right to deduct the administration charge (£99 max per person).

Fees are calculated as shown e.g. 4 bed property. £99 multiplied by 4 = £396

Holding Fees      
Calculated based on the agreed rent of the property.  The amount is the equivalent of five weeks rent.

As a result of you paying the holding fee, the property will be taken off the market. This secures the property for you whilst we await your references.
 
Please note if you decide not to proceed with the tenancy or in the event that you fail your credit referencing we retain the right to deduct a charge for the period of time the property has been withdrawn from the market.  The amount is calculated by multiplying the daily rent by the number of days the property has been taken off the market.

Fees are calculated as shown e.g. If rent is £100 a week. £100 multiplied by 5 = £500

Deposit      
Calculated based on the agreed rent of the property.  The amount is the equivalent of five weeks rent.

With your consent and on completion of the tenancy paperwork we will transfer the holding fee to the deposit account.  Your deposit will then be protected by a deposit scheme.

Fees are calculated as shown e.g. If rent is £100 a week. £100 multiplied by 5 = £500

Credit Card Fee
Calculated as 2.5% of the amount payable in addition to the principal amount.

This fee contributes to the fees levied by the bank for processing credit card transactions

Fees are calculated as shown e.g. If rent is £100. £100 multiplied by 2.5% = £102.50 payable amount

Rent Payment via Card Transaction (all debit/credit cards)
£1.00 surcharge in addition to the amount payable.

This fee contributes towards the costs of taking card transactions in the office. The fees are payable on any rent payments paid by either credit or debit card in the office or over the phone after the initial tenancy starting month. The surcharge is payable in addition to any other standard fees levied.

When paying with credit card, the surcharge is added before calculating the credit card fee (Rent Amount plus £1.00 multiplied by 2.5%)

Debit Card Rent Payment Fees are calculated as shown e.g. If rent is £100. £100 plus £1 = £101.00 payable amount

Credit Card Rent Payment Fees are calculated as shown e.g. If rent is £100. £100 plus £1 = £101.00 multiplied by 2.5% = £103.53 payable amount

Please note that in order to avoid this additional surcharge rent can be paid via standing order or BACS transfer


LANDLORDS
Let Only Service
Two weeks rent (plus VAT at 20%) payable for each letting where the tenant is introduced through the Agent subject to minimum charge of £250 (inc VAT).

Fees are calculated as shown. The figures are an example only based on marketing rent.
E.g. If marketing rent is £300 per week. £300 multiplied by 2 = £600 plus VAT of £120 equals letting fee payable of £720.00.
The agreed rental may be higher or lower than the example /  marketing rent and this fee will be correspondingly higher or lower.

The fees under the above service are payable when any individual or organisation enters into an agreement to rent the Property as a result of our promotion, introduction or viewing by the Agent.

When choosing this service our landlords can expect us to advise a marketing rent, promote the property, conduct viewings, introduce willing and able tenants, and ensure their compliance with the Immigration Act.

Full Management Service
By Agreement 12% (inc VAT) of the rent received, deducted by the Agent plus one week’s rent plus VAT (20%).
Fees are calculated as shown. The figures are an example only based on marketing rent.
E.g. Marketing rent of £100 per week plus VAT of £20 equals letting fee payable of £120.00.
E.g. Marketing rent of £100 per week is a calendar monthly rent of £433.33.  12% (inc VAT) of the calendar monthly rent is £52 which is the management fee payable to the Agent.

This service builds on our Let Only service and further includes the endeavour to collect rent and the record keeping of the rent received and the production of monthly and annual statements.  Where applicable we will also account to HM Revenue and Customs for the rental received and this can include deducting basic rate income tax. Furthermore we offer to the Tenants a 24/7 repairs service and by agreement with the Landlord use our best endeavours to arrange minor repairs, general maintenance and replacement items for properties.  Furthermore we make periodic inspections and liaise with tenants on all day to day matters that arise.  Full Management includes our Check In and Out service.  Moreover this service also includes using our best endeavours to recover possession of the Property in accordance with instructions received

If the Landlord lives overseas, the Agent must account to HM Revenue and Customs for the rental received and this can include deducting basic rate income tax. To avoid this, the Landlord must apply to HM Revenue and Customs for approval for gross rents to be paid. If such approval is not obtained, an extra 1% (inc VAT at 20%) will be charged on the normal commission to cover the cost of the extra work involved.

Management Cancellation Fees
Where the Landlord cancels the Agent’s instruction to provide a management service the Agent will charge and the Landlord will pay a fee based upon 12% of the agreed rent for the period not exceeding four months from the commencement date of the tenancy.

Minimum Fee
Where the Landlord cancels the Agent’s instruction to provide a management service the Agent will charge and the Landlord will pay a fee based upon 12% (inc VAT at 20%) of the agreed rent for the period not exceeding four months from the commencement date of the tenancy. VAT is payable at the prevailing rate on all our fees. It is included where a fixed amount is quoted but where a percentage is applied to a figure the percentage will be plus VAT unless otherwise indicated.
